ToggleConference centre fireplace: demolition work to commence, enormous endeavor taking away amounts 5-7 materials. Movie / Dean Purcell
It is develop into like folklore now for New Zealand’s most significant maintenance task: men and women communicate about straw in the NZ International Conference Centre’s roof and that it is what built it flammable and defective.
The tale goes that
the architects and builders guiding the city’s most important new industrial assets task specified and set straw in the roof, which really a great deal everyone is aware is a daft point to do, right?
And that it went up like mad in the harmful hearth four several years in the past.
Does the A few Tiny Pigs story require retelling, everyone?
Builder bosses didn’t count on the new roof to comprise straw on the Nelson/Hobson/Wellesley Sts website.
It’s folklore now, aspect of the building, typically repeated, these close to the venture say.
The only difficulties is: it is untrue.
In 2020, the Herald described how the jury was out on irrespective of whether the identical roof would go on, having been manufactured of bitumen, rubber, plywood and a hugely compressed straw-like substance.
Those people are the supplies which burned so fiercely when the roof caught alight and subsequently burned for 10 times. The complexity, dimensions, structure and composition are things partly blamed by authorities for the fire’s ferocity and period.
The Australasian Hearth and Crisis Company Authorities Council hearth assessment cited the roof style and resources as aspects which contributed to the fire’s complexity, duration and Kiwi firefighters’ inability to generate a fire crack to prevent it from burning. The “compressed straw-like product” inside that roof and its composition experienced an effect on tries to extinguish the fireplace, that report reported. Moreover that straw materials became incredibly heavy when water-laden, developing other issues.
“The skeleton of the roof experienced 1000’s of metres of higher-grade timber to guidance its best layer. The roof was ‘non-stroll on’, engineered to have significantly less than 75kg/sq m,” the report reported.
A roof with the similar item that contains straw is likely on.
Peter Salier, government job director for Fletcher Design, said these days there was almost nothing particularly abnormal or unorthodox about the style, supplies or the way it’s built, neither pre-fireplace or these four decades later on.
The roof product or service Durra Panel has straw for thermal, acoustic dampening and seem absorption homes. It was on the NZICC roof pre-hearth – and is going back again in submit-fireplace, although the style and design is changing.

“It was at first preferred and has because been reaffirmed for its acoustic, thermal and sustainability benefits. It is made from compressed straw and contrary to some reporting is normally fire-resistant,” Salier said.
Durra Panel has been used for identical uses in many substantial-scale assignments across Australia and in New Zealand, he stressed.

The NZICC was originally put at $750m but a $336m hearth declare was manufactured and now Fletcher Design has estimated a further $150m will require to be invested. Those figures insert up to a total price tag of all around $1.2b though SkyCity Leisure Team is not expressing if people numbers really should be additional jointly to access that new overall.
Fletcher’s Peter Salier answered some essential concerns about the task.
Q: Has the roof style and design altered from the original pre-hearth style?
Salier: “The primary roof layout provided resources and approaches typically used in New Zealand at the time of design in 2015/2016. But soon after conversations with task stakeholders and recognition of transformations in design traits given that 2015, Fletcher Construction determined a alter in roof layout would present reassurance to all involved parties, mitigate development risk with the reduction of flamable elements and supply a speedier, more successful, design.
“The new structure also employs popular constructing products and solutions. As an instance, the new h2o-proofing membrane procedure is a peel-and-stick one-layer FiberTite (thermoplastic) products that’s utilized with a heat gun, rather than the primary program which was a torch-on bitumen merchandise.
“A major gain of the new roof style is the approach of development. The new structure replaces the timber segment of the roof with a corrugated metal product – tray deck – which indicates we’ll be ready to complete the project speedier. With the unique timber structure, we had to end the complete roof right before it was water resistant underneath. The tray deck effectively seals the top rated stage of the conference centre and theatre whilst we finish the remainder of the roof. This enables us to perform on both of those sections at the exact time. That gives us a substantial time-conserving.”
Q: Is Durra Panel nonetheless being utilised for acoustics?
Salier: “Yes. Underneath the primary roof membrane, is the product or service Durra Panel used to deliver thermal and acoustic protection to the plenary theatre which sits under. It was initially preferred, and has since been reaffirmed, for its acoustic, thermal and sustainability benefits. It is produced from compressed straw, and opposite to some reporting, is naturally hearth-resistant. Ortech is the Australian firm that produces the item.
“Their technological manual suggests Durra Panel brings together the attractive houses of lower embodied strength, energy, impact resistance, thermal and acoustic insulation together with a higher diploma of fire resistance. They go on to say ‘the carbonising action of the straw main when exposed to flame retards fire penetration of the panel’. Durra Panel has been made use of for similar needs in many large-scale projects throughout Australia and in New Zealand.”
Q: Did Warren & Mahoney structure a new roof?
Salier: “As direct design and style consultants for the NZICC, they were being component of a multi-disciplinary group of consultants involved in the re-design of the roof.”
A building specialist thinks that final reply means it was Fletcher who led the impetus for the new design and style.
